Have thorough understanding of project management concepts and techniques along with the skills to establish priorities and define, plan and execute the activities necessary to reach project objectives; must have excellent communication skills, presentation skills and interpersonal skills and Demonstrate professionalism by responding to e-mails promptly, actively participating in meetings, ability to explain issues clearly, providing updates, maintaining records, and working with other departments. Superior knowledge and skills in Microsoft Excel is an absolute requirement.

Interface with internal and external departments as well as regulatory agencies by interacting with municipal agencies in the pursuit of building permits, construction inspections, and by finally obtaining all permitting requirements.

Landlord negotiations - Handle escalated issues with landlords and other Telecommunication departments to resolve property management issues.

Site development and coordination from initial site design visit through completed drawings including drawing review taking into account civil, structural, mechanical, and electrical feasibility; value engineering, zoning, FAA/FCC survey work, Phase 1/2 environmental, certification, signoff, and change orders.

Coordinate financial tracking of projects from initial proposal/bid through receipt of final product or service and ensuring that milestones align with completed product and prepare for review.

Responsible for planning and directing the work of a group of individuals, monitoring their work, and providing direction when necessary Provide team leadership and guidance. Provide the necessary direction for individual/team efforts to overcoming network real estate obstacles.

Establish quality assurance methods, procedures, standards, and technical training related to site design and construction. Evaluate new products, services, and vendors. Weigh the pros and cons, including impact to the system, costs, compatibility, and ease of use, reliability, and timing parameters.

Environmental Subject Matter Expert - Review Phase I Reports Determine the need for Phase II and assist Regions and Counsel in developing a Scope of Work for Phase IIs. Evaluate Phase II Reports and issue No Further Review Determinations. Review and approve Environmental Screens.

Superior knowledge and skills in Microsoft Excel is an absolute requirement. Excellent computer skills with knowledge of Microsoft Word and Outlook; Experience managing and coordinating large document compilations. Individual MUST have solid prior job tenure, possesses a high degree of self-directed initiative and individual judgment; and have exceptional communication and organizational skills.
