LEASING EXECUTIVE

Job Purpose:
The job holder assists with leasing and managing the units to qualified applicants within the established time frames and approved rental rates so as to achieve and retain high level of occupancy with good rentals at all times.

Principal Accountabilities:
  1. Responsible for leasing vacant units (Residential/Commercial) and achieving high occupancy percentage.
  2. Schedules and conducts viewings of properties with potential clients and agents. Negotiates and ensures conversion of inquiries into closed transactions.
  3. To handle guests enquiries in a professional and knowledgeable manner.
  4. Negotiating and convincing the tenants to implement all the lease terms and conditions. Maintain the optimum rent that can be achieved talking into consideration current market situation against prospective tenants.
  5. Responsible to prepare and type the tenancy contract in line with the policy.
  6. Following up on a day-to-day basis to ensure that all lease contracts are being renewed in timely manner within local rules and regulations and as per the company system and policy.
  7. Obtain all the necessary documentation required to carry out activities such as leasing, renewals, moving in, moving out and maintenance, etc.
  8. Maintain and update all data related to the real estate market (viz: competitor' product knowledge, market trends, etc.)Posting all personal and contract data in the computer system, generating residence invoices, and pursuing collections as necessary.
  9. Ensure rental payments and bounce cheques are collected in timely manner.
  10. Carry out market research to study the market trends and reports his sighting to the Property Manager.
  11. Maintain and develop good network with real estate agents that can be leveraged as and when required.
  12. Handle tenant's requests and complaints and escalate unresolved issues to the Property Manager.
  13. Prepare and present various reports like expiry contracts, vacancy, bounced cheques, etc. to the Property manager whenever required.
  14. Perform outdoor marketing to capture the attention of a potential company's to maximize the chances of leasing vacant units.

Minimum Requirement:
  • University Degree or Diploma
  • Minimum 3 years experience in a similar role and industry
  • Strong negotiations and sales skills with fluency in English Language/s widely used in region
  • Excellent customer service skills
  • Working knowledge of computer software applications
  • RERA Certificate
  • Real Estate Broker ID
