Mortgage Processor (VanDyk Mortgage Corporation)

The Processor will prepare and process mortgage loan files from processing submission through funding. This will involve preparing and obtaining loan documents such as credit documents, property items, etc. in order to complete loan files. The processor will additionally maintain and update records and files for processing of each loan, verifying for accuracy and completeness. The ideal candidate must be able to delegate responsibilities to any assistant and review their work to confirm accuracy and completeness. The processor will also communicate to their team the status of files on a daily basis and demonstrate strong organizational skills.
Essential Job Functions
  • Audit files for structure and documents using the required checklists and forms
  • Advise the Loan Officer (LO) of the loan status and any items that are needed from them
  • Contact borrower for items needed
  • Order or delegate any missing documents that are needed for underwriting, such as:
  • Payoff statements
  • Title commitment and attachments
  • Homeowners insurance
  • Paystubs and/or other income documentation
  • Verification of employment (VOE), verbal or full written
  • Verification of deposit (VOD), with one month's bank statement or two full month's statements
  • FHA case number, credit alert interactive voice response system (CAIVRS), limited denial of participation (LDP), and general service administration (GSA)
  • Submit loan to underwriting when the file is ready for credit approval
  • Work directly with underwriting, the LO, and the borrower to obtain approval
  • Review underwriting approval for accuracy of rate, term, and program
  • Once approved, send a copy of the approval to the LO
  • Partner with the LO to ensure the good faith estimate (GFE) is updated and accurate
  • Check the truth in lending (TIL) with the revised GFE for mortgage disclosure improvement act (MDIA) compliance, reissue if necessary
  • Collaborate with the borrower and LO to collect conditions
  • Send conditions to underwriting to obtain clear to close (CTC) required checklists and forms
  • Request and set closing per investor guidelines
  • Maintain all correspondence in the conversation log and document tracking screen

Job Qualifications
  • High School Diploma or GED
  • Minimum of 2 years of mortgage processing experience
  • Minimum 1 year software competence including loan origination software, MS Word, Excel, PowerPoint, Outlook, and Internet
  • Encompass experience desired
