The primary responsibilities of the Home Equity Mortgage Processor are to perform a variety of clerical duties related to processing, closing, and administration of real estate loans. Process and fund Second Mortgages and Home Equity Lines of Credit.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Provide high priority to member satisfaction; act in accordance with Sound Credit Union's Service Promise expectations.
Report to work on time, as scheduled and abide by Sound Credit Union's Personnel Policy concerning attendance.
Maintain intra/interdepartmental work flow by providing information to, and cooperating with co-workers and working on variety of special department projects as needed.
Receive applications for Home Equity loans. Evaluate background information including employment history, income calculation and verification, senior lien information, credit history and debt to income ratio for applicants. Determine collateral value (using automated appraisal and or full appraisal).
Accurately prepare and deliver all regulatory disclosures within allowable timelines, including Good Faith Estimate, Truth In Lending and other federal and institutional disclosures.
Order appraisals, property condition reports, flood certificates, insurance, and title reports. Review reports and loan other documentation for final approval. Clear title reports as needed. Search for and validate legal descriptions and vesting information.
Prepare loan documentation for closing. Coordinate loan signing. Review executed loan documents and authorize release for recording. Disburse/fund loan proceeds according to loan approval.
Follow-up on closed loans to ensure compliance with regulatory requirements; Home Mortgage Disclosure Act (HMDA), Real Estate Settlement Procedures Act (RESPA), Truth in Lending Act, etc. Ensure final title policy is correct, and recorded documents received within a timely manner.
Complete Reg B, Reg C, HMDA reporting as assigned.
Process Home Equity payoffs and reconveyances as assigned.
Stay current with operational changes and required training.
Experience : One year experience in Consumer or Real Estate Loan Processing/Underwriting preferred. Prefer knowledge of the mortgage loan origination process from pre-qualification through funding. Experience reviewing and evaluating title reports, credit reports and appraisals desired.
Education/Training : High School Diploma or GED equivalent.
License or certificate : Must be bondable. NMLS Registration required.
In place of the above requirements, the incumbent may possess any combination of relevant education and experience which would demonstrate the individual's knowledge, skill, and ability to perform the essential duties listed above.
