Mortgage Loan Processor (Gulf Winds Federal Credit Union)

Location: Pensacola, Florida
Role:
To assist the MLO with the mortgage loan application process. This position will coordinate with the appropriate vendors or contractors to initiate the required mortgage services. This position will also prepare mortgage packages; schedule, compile and prepare mortgage loan closing documents; and process mortgage loan disbursements.

Essential Functions & Responsibilities:
Orders required documentation including property abstract, survey, and appraisal; reviews all documents to ensure everything received is accurate and compliant.
Reviews approved mortgage loans to determine conditions that must be met prior to closing and assembles documents for delivery to title company, real estate broker, or lending officer for closing.
Review appraisals for comparables, location, adverse site conditions, zoning's, overall property condition, previous sales history, seller and borrower information.
Enters numbers and calculates loan interest and principle payments and closing costs, either by computer or using factor tables and calculator.
Reviews residential loan application files to verify that application data is complete and meets Credit Union standards including type and amount of mortgage, borrower assets, liabilities, and length of employment; submits mortgage loan application files for underwriting approval.
Performs other job related duties as assigned.
Communicates and coordinates with borrower, real estate broker and/or title company, and lending officer for closing.

Performance Measurements:
1. Ensures all loan documents, closing packages and reports are accurate and compliant.
2. Prepares files for underwriting within established time-frames.
3. Organizes and completes member loan documents for delivery to title company, real estate broker or lending officer for closing within established time-frames.
4. Maintains working knowledge of all mortgage products and rates, both within the Credit Union and from the industry as a whole. 5. Provides informed, professional, and accurate service, communication and support to all members, vendors and co-workers.
6. Complies with all applicable rules, regulations and policies, including but not limited to BSA, OFAC and Physical Security.

Knowledge and Skills:
Experience: One year to three years of similar or related experience. Education (1) A two year college degree or (2) Completion of a specialized course of study at a business or trade school or (3) Completion of a specialized and extensive in-house training or apprenticeship program.

Interpersonal Skills:
Courtesy, tact, and diplomacy are essential elements of the job. Work involves much personal contact with others inside and/or outside the organization for purposes of giving or obtaining information, building relationships, or soliciting cooperation.

Other Skills:
Must have good communication skills. Ten key calculator, typewriter and keyboard skills. Ability to read, write, comprehend, and speak English clearly. Normally expected to work between 8:00 a.m. and 5:00 p.m., but may be required to work nights and/or weekends. Must adhere to safety rules and regulations.
