Mortgage Loan Processor (Countryside Bank)

Job Description: The Mortgage Loan Processor's main responsibility is processing loans and coordinating the mortgage loan records, filing, and correspondence from application through approval. The position assures adherence with Bank, regulatory, and investor guidelines and customer service standards. The Mortgage Loan Processor communicates with customers, internal staff, investors, counsel, title companies, etc. to respond to inquiries, resolve problems, and obtains all necessary documentation required for the file.
Reports to: Director of Mortgage Banking
PRIMARY RESPONSIBILITIES:
  • Works with Loan Officer to determine product suitability; communicates changes to Loan Officer.
  • Supports the loan approval process by ensuring that all loan documentation is accurately and efficiently completed following documented processes and agreed timelines.
  • Reviews loan conditions to ensure accuracy, completeness, and compliance with loan program/product requirements, investor guidelines, and Bank standards.
  • Examine loan-to-value ratios, credit reports, and applications to ensure that the program guidelines are met.
  • Review State and Federal disclosures for accuracy and compliance.
  • Ensure that all loan files are accurately completed following the documented processes and submitted for underwriting with the agreed timelines.
  • Coordinates with buyers, sellers, title companies, escrow agents, and real estate agents to obtain additional information when required.
  • Orders supporting documentation, such as appraisals, verifications of employment, verifications of deposits, etc.
  • Communicate loan decisions to the Loan Officers and borrowers, keeping them informed throughout the loan approval process.
  • Build relationships with third parties and customers to deliver the highest levels of customer service at all times.
  • Keep up-to-date with any Client/FHLMC and FHA/VA regulation changes and underwriting provisions, as well as the internal Bank policies and procedures.
  • Evaluates loan applications for reasonableness, and, if needed, escalates files for further evaluation.
  • Communicates with Loan Officer and borrower to obtain missing documentation.
  • Reviews files for completeness prior to submission to Underwriting.
  • Obtains documentation needed to clear conditions, if required.
  • Ability to contact borrowers in a variety of ways including by telephone, email or in-person meetings
  • Take mortgage loan application from customers/potential borrowers in person, by mail, by phone or internet.
  • Must be able to apply and be approved for NMLS licensing.
  • Prioritizes workflow to ensure loans close on time.
  • Provides excellent customer service to borrower, Loan Officer, vendors, and other interested parties.
  • Sends out approval or denial letters.
  • Records data on the status of loans, including number of new applications and loans approved, cancelled, or denied.
MINIMUM QUALIFICATIONS:
  • Familiar with recent TRID regulations is preferred
  • Minimum 3 years' experience in mortgage processing
  • Knowledge of conventional and government (FHA/VA) loan requirements
  • Knowledge of state and federal real estate lending regulations
  • Knowledge of loan processing software systems
  • Knowledge of desktop underwriting programs a plus
  • Ability to interpret and analyze data
  • Strong organizational skills with an emphasis on attention to detail skills; and a proven ability to work in a fast paced environment.
  • Ability to use available information to make decisions
  • Excellent customer service and relationship building skills
  • Excellent written and verbal communication skills
  • Ability to produce accurate and detailed work under time pressure
  • Proficient in Microsoft Word and Excel
  • The position requires a valid drivers' license and access to a personal motor vehicle for travel to other locations
  • The position may require lifting objects of 30 lbs, reaching and removing objects of 15 lbs above level, bending to floor level

  • Banking Experience
