Mortgage Loan Processor/Closer (Tompkins Financial Advisors)

Basic Qualifications
Education: A high school diploma or equivalent, some college preferred, with a demonstrated ability in an operations office environment.
Skill(s): Proficient reading, writing and grammar skills; excellent written and verbal communication skills, computer proficiency; moderate typing skills; timely; accurate; organized; detail oriented; ability to work effectively with others; working knowledge and understanding of mathematical functions: balance, debt and credit; ability to read and understand Freddie Mac rules and regulations for mortgage transactions.
Experience: Two (2) years related experience. Industry related experience in Mortgage Processing/ Mortgage Settlement/ Legal/ or Title Company preferred. Understanding of secondary mortgage market requirements, specifically with Freddie Mac and Client preferred.
General Responsibilities
Review of loan files received from the Mortgage Origination team and process of the file to meet established guidelines: secondary market, loan policy procedures and regulations. Provide Settlement Agents with the documentation and information required to finalize the mortgage transaction. Provide overall department support; transition job responsibilities to adapt to changes in workflow volumes between processing and closing functions.

Essential Duties
  1. Responsible for performing closing- related tasks/ functions, to include but not limited to the following:
    1. Monitor upcoming rate and document expirations.
    2. Schedule and organize files in anticipation of closing.
    3. Monitor a variety of reports to include; pipeline to date, avoidance of expired documentation and/or current rates and maintain a daily status on individual files.
    4. Receive and review necessary title documentation provided by closing agents.
    5. Prepare Freddie Mac approved mortgage document package and any other required documentation needed for title agents.
    6. Review of settlement statement to ensure regulations are being followed by closing agents.
    7. Calculate proceeds, payoffs and escrows in anticipation of funding net proceeds of the mortgage loan to attorneys and/or title agents with internal transfers or wires.
    8. Monitor construction loan files on their progress, order and review inspections and disburse advances.
    9. Review Post-closings Mortgage documents for accuracy and submit files to Loan Servicing and image.

  5. Cooperates with, participates in, and supports the adherence to all internal policies, procedures, and practices in support of risk management and overall safety and soundness and company compliance with all regulatory requirements; insures that the unit and all personnel adhere to the same.
