Location: Sugar Land, Texas
Searches public records and examines documents to determine record status of property title and type commitments in accordance with company examining procedures and established policies.
Essential Duties and Responsibilities include the following. Other duties may be assigned:
  • Performs searches of real property using the Integrity Title Plant system
  • Examines records such as deeds of trust, liens, judgments, easements, plat and map books to determine ownership, encumbrances and verifies legal description of property. Contacts the Escrow Officer or customer concerning any discrepancies
  • Analyzes chain of title and prepares preliminary reports outlining matters affecting title and actions required to clear title
  • Upload all necessary search and support documents to Resware
  • Performs datedowns or updates as requested
  • Assists Escrow Officers and customers with questions regarding the insurability of title orders
  • Reviews collateral documents such as trusts and powers of attorney, and court documents as necessary
  • Clear statements of identity sent from branch offices
  • Assist with processing out of state orders when requested

Qualification Standards/Required Knowledge :
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below represent the knowledge, skill, and/or ability required.
  • Superior reading and comprehension skills
  • The ability to work with branches and customers using good telephone etiquette and personal communication skills
  • Knowledge of title insurance products. Has basic understanding of the coverage afforded by different products, and can identify extra hazardous risks and refers same to designated management
  • Performs customer service duties as required
  • Extensive knowledge of subdivision descriptions, and sectional split lots, metes and bounds descriptions, and searching process
  • Knowledge of tax computer
  • Computer knowledge required: Microsoft Word, PACER, Data Trace, Data Tree, Integrity
  • Be available for questions from escrow offices and outside clients on recording throughout the day
  • Maintain filing system for recording conformation and fees
  • Examine and process an average of 4 to 13 orders per day
  • Participate in the branch goals for all orders out in three business days
Education and/or Experience :
High School Diploma or General Education Degree (GED); or two to four years related experience; or equivalent combination of education and experience.
