Title Searcher (Heartland Bank and Trust Company)

Position Summary The Title Searcher is responsible for searching the public real estate records, and compiling a list of documents that affect a parcel of real estate, including deeds, mortgages, plats, easements, and liens.

Essential Job Functions
  • Search real estate public records (both computerized and non-computerized including the (recorder, treasurer, circuit clerk, others) and develop an appropriate chain of title for property both for an initial full search and for a later date/gap search
  • Examine lot books, geographic and general indices, and assessor's rolls
  • Prepare summarized chain of title and provide all appropriate documents
  • Search, analyze, and evaluate records relating to titles of commercial and residential real estate
  • Search public and private records
  • Work with underwriter on title issues as needed
  • Confer with outside sources, as needed, including realtors, lending institution personnel, buyers, sellers, contractors, surveyors, and courthouse personnel
  • Examine deeds, mortgages, deed of trust, liens, judgments, easements, and plats/maps to determine ownership, encumbrances, and to verify legal descriptions of property
  • Analyze chain of title and preparation of reports outlining title-related matters
  • Attention to detail and accuracy
  • All other duties required by business demands

Education and Experience Requirements
  • High School Diploma or equivalent
  • Minimum 1-2 years' experience in searching land records
