Reports to: Project Executive or Vice President
Superintendents plan, schedule, organize and direct the construction of residential wood-framed building projects. They are responsible for all field execution of the Project with a specializing in Mechanical, Electrical, and Plumbing (MEP).  Superintendents typically will have 1-2 Assistant Superintendents as direct reports. Superintendents are responsible for coordinating the timely and cost effective placement of the contracted work.  They assist the Project Manager and/or Project Executive on all project needs.  They supervise directly or through subordinates all field construction work, by the Company's own forces and by the Subcontractors. They have full responsibility for all pertinent Safety and Quality Control policies and procedures.
  • Identifies Project requirements and Owner Contract requirements, oversees and manages all pre-construction processes, provides Subcontractor and design professional selection input
  • Provides labor and materials cost information, provides Value Engineering and Cost Reduction information, and provides staffing requirements.
  • Develops Project Plan, reviews scopes, subcontractors, surveys site
  • Develops Site Utilization Plan, establishes phasing/sequence/plan, develops temporary utility requirements
  • Identifies and procures permits, mobilizes on site, establishes security requirements, establishes building control, establishes construction joint/pour break locations, incorporates Subcontractors' input in Project Plan, identifies equipment needs/durations, assists Engineers in Submittal and material procurement, and establishes disaster response plans
  • Manages Safety Program by establishing Moss Safety Team, Project Safety Plans, sets up Safety Incentive Program, orients new hires/Subcontractors, establishes Job-site Safety Team
  • Implements housekeeping procedures, maintains signage and notices, maintains MSDS Logs, identifies competent Safety person for each Subcontractor, conducts hazard analysis, enforces provisions of Drug-free Awareness Program, establishes fire evacuation routes, conducts toolbox Safety Meetings, performs regular Safety Inspections, complies with site specific Safety Requirements, corrects unsafe conditions, promotes safety awareness, solicits outside
    Vendor Safety Seminars, and participates in OSHA Inspections
  • Manages Subcontractors, conducts Subcontractor Orientation Meetings, confirms accuracy of Pay Request, manages Subcontractors' Scopes of work, conducts daily Superintendent/Foremen Meetings, conducts weekly Subcontract Meetings, manages Subcontractor daily progress, manages Plans and Specs compliance
  • Manages Job Progress by maintaining  Contract Documents/correspondence, participates in Owner's meetings, participates in "in-house” staff meetings, provides written documentation on Job progress, performs daily Superintendent Reports.

High School Diploma
10 – 15 years experience as the primary superintendent on commercial construction projects valued in the $50-150 million range.
Computer Proficiency
Experience with multiple direct reports and an exceptional ability to lead and manage project teams is a necessity.
Initiative and problem solving skills are a necessity.
