Sr. Construction Project Manager

Northern Virginia based developer is looking to add an experienced Sr. Project Manager to their team. This company plans, develops, builds and manages large multifamily and mixed use projects throughout the region.

Qualified candidates must have experience managing large-scale Multi-Family construction projects within the last 10 years. Main responsibilities include managing subcontractors and suppliers, cost monitoring, and scheduling. The Project Manager is ultimately responsible for all aspects of the project's success, including profitability.

JOB RESPONSIBILITIES
  • Display proven aptitude and experience in design and development, municipal consultation, zone changes and variance requests, project cost projections, and city/county/state development approval processes and entitlements, as well as land development and construction project management.
  • Design master plans for large, fully functioning communities by performing due diligence, preparing bid packages, completing development plans, ensuring compliance, and meeting building codes.
  • Identify, contract with, and manage the right people and companies to get the work done on time and within budget.
  • Reviews plans and specs for completeness. Identify and research cost saving opportunities.
  • Establish and update weekly project schedule.
  • Request bids/reviewing scopes and negotiate all subcontractors and vendor agreements including any manufacturing rebate opportunities.
  • Track job costs and provide accurate forecasts for project completion. Meet monthly with Project Executives to review cost and schedule updates.
  • Write and sign all Purchase Orders, change orders, and back charges; monitoring sub-contractor agreements and providing written notices if they are not meeting the terms of their commitments.
  • Identify problems or potential problems as they relate to the organization of the job; prioritizing tasks to provide a smooth flow of progress throughout the project; supervising the tasks and responsibilities assigned to employees and subcontractors; making frequent visits to the project site, verifying that the site is organized and clean, and that satisfactory progress is being made in order to meet the established schedule milestones.
  • Manage the turnover of the project to asset management and to work with other team members to achieve a successful job closeout including completion of final punch lists.

REQUIRED EXPERIENCE
  • Candidates must have 10+ years' experience managing large-scale Multi-Family construction projects ranging from $50M-$150M in scope and size.
  • Individuals must possess leadership abilities, BE capable of problem solving, and exhibit strong verbal and written communication.
  • Ability to lead and manage diverse, high-performing construction teams comprised of construction managers, project managers, superintendents, etc.
