Job Title: Maintenance Technician
Work Location: Glendale, CA
Duration: Long-term contract
Schedule: Monday-Friday 8am-5pm
Education/Experience Required: High school diploma or general education degree (GED)

Job Description & Responsibilities:
  • Performs general preventive maintenance and corrective repair of buildings, industrial systems, equipment and grounds.
  • Working under close supervision, assists in monitoring building system operations and performance. Utilizes several trade skills such as carpentry, plumbing, electrical, painting, roofing, heating and cooling.
  • Complies with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety.
  • Performs assigned day-to-day repairs, emergency and preventive maintenance.
  • Completes maintenance and repair records as required.
  • Reviews assigned work orders.
  • Estimates time and materials needed to complete repair.
  • Orders necessary materials and supplies to complete all tasks.
  • Assists with installation and modification of building equipment systems.
  • Assists with troubleshooting and repairs of buildings and installed systems to include: plumbing systems, kitchen equipment, roofs, drains, shop, and HVAC.
  • Inspects new installation for compliance with building codes and safety regulations.
  • Maintains lighting systems throughout the facility, cleaning fixtures and replacing bulbs and lamps.
  • Maintains grounds of facility or property performing such tasks as raking, sweeping, leaf blowing or snow removal.
  • Performs welding, carpentry, furniture assembly and locksmith tasks as needed.
  • Responds quickly to emergency situations, summoning additional assistance as needed.
  • Performs other duties as assigned.
  • No formal supervisory responsibilities in this position.
  • Decisions made with general understanding of procedures and company policies to achieve set results and deadlines.
  • Errors in judgment may cause short-term impact to co-workers and supervisor.
  • Performs carpentry repairs and new construction of various buildings, instructional systems, and athletic fields.
  • Performs repairs on blinds, shades, locks, lockers, furniture, and doors.
  • Troubleshoots and repair inoperative building elements. Performs carpentry and construction tasks such as the layout of walls and framing of walls for drywall, hanging and finishing drywall, repairing door frames, hanging doors, installing modular work stations, and installing suspended ceilings. Repairs office furniture and equipment.
  • Performs interior and exterior painting, includes repairing and preparing walls for painting and applying various types of paint. May require use of ladders. Applies caulking as necessary. Installs and repairs vinyl and other walls coverings
  • Installs and repairs floor tiles, ceiling tiles/fabric, glass, playground equipment, athletic equipment, and others.
  • Performs painting, plastering, and installs wall coverings/drywall.
  • Repairs roof leaks/roof drains.
  • Responds to trouble calls as may occur
  • Responds to emergency calls that may occur
  • Demonstrates knowledge of using, but not limited to, the following tools: sharpener, router, skill saw, twin screw vise, drill press, receptacle saw, and variety of hand drills, airless sprayer, and sanders.
  • Demonstrates knowledge in setting up trusses.
  • Demonstrates knowledge to build cabinets.
  • Demonstrates knowledge to spray walls and ceilings.
  • Demonstrates knowledge to prepare walls and ceilings for paint.
  • Demonstrates knowledge on how to figure square footage and linear footage.
  • Demonstrates knowledge of how to figure a materials list for ordering purposes.
  • Demonstrates knowledge of reading blue prints.
  • Demonstrates knowledge of city building codes.
  • With facilities management staff, orders material and supplies to maintain adequate inventories needed for efficient operation of the facilities maintenance department.
  • Maintains all facility equipment records and inventories.
  • Notifies management of any irregularities, malfunctions or failures.
  • Coordinates work with other department trades to complete assigned projects in a timely and cost efficient manner.
  • Participate in planning and design review related to capital and special projects.
  • Ability to respond to off-hours emergencies.
Skills & Qualifications:
  • High school diploma or general education degree (GED) and a minimum of one year of related experience and/or training.
  • Ability to comprehend and interpret instructions, short correspondence, and memos and ask clarifying questions to ensure understanding.
  • Ability to write routine reports and correspondence.
  • Ability to respond to common inquiries or complaints from clients, co-workers, and/or supervisor.
  • Ability to calculate simple figures such as percentages.
  • Ability to understand and carry out general instructions in standard situations.
  • Ability to solve problems in standard situations.
  • Requires basic analytical skills.
  • Uses personal computer and / or PDA for work order system, email, ESS and training.
  • Basic skills with Microsoft Office Outlook.
  • Physical requirements include stooping, standing, walking, climbing stairs / ladders and ability to lift / carry heavy loads of 50 lbs. or more.
  • Strong attention to detail, exhibits sound judgment, demonstrates accuracy and thoroughness, meets productivity standards, works well under pressure and completes assignments in a timely manner
  • Five years general carpentry/painting skills in maintenance and repair experience.
  • Ability to read construction drawings
  • Diploma or applicable education from a trade or technical school
  • Excellent communication and interpersonal skills
  • Valid CA driver's license with clean driving record
